Owner-authorized opportunity to acquire the entire 27-key boutique wellness resort development near Ubud, Bali. This is a development-stage project, not a completed or operating hotel.

FIXED TURNKEY ASKING PRICE FOR THE AGREED PROJECT SCOPE: USD 2,950,000. No additional buyer-side commission is charged by this representative.

The proposed resort is on a 2,124 sqm leasehold site in Pejeng Kangin, Gianyar. The planned approximately 2,070 sqm, three-level concept includes 27 guest units, an infinity pool, sauna and ice bath, rooftop yoga and cinema areas, cafe, reception and support spaces. These are proposed features, not facilities currently in operation.

The developer reports that the land lease payment has been completed; a PBG has been issued; architectural, structural, MEP and design packages exist; site preparation, retaining works and foundation works have been carried out; and approximately 24% of the original construction scope is complete. The foundation is stated to have been laboratory tested. These statements and the scope of approvals require independent review.

The remaining lease term, transferability, any extension rights, costs and conditions must be verified against the executed documents during independent due diligence. No extension is guaranteed by this advertisement.

Turnkey completion is offered for an agreed scope. Exact inclusions, handover conditions, operating-readiness work, payment stages, protections and document delivery must be defined in the final contract and independently reviewed. The developer’s target is 9–13 months from the first payment, subject to contract, funding, approvals, site conditions and implementation schedule; this is not a guaranteed completion or opening date.
